Sentiment and pragmatism were both at play when Christine Capozzi first set eyes on a
bucolic acre in Middletown, Rhode Island: sentiment, because the land was just a few miles from where her husband
had summered as a child; pragmatism, because designing and building houses just happens to be the family business.
“I’m always looking at real estate with possibilities in mind, and I fell in love with this location because it is very
near the ocean and has a wonderful quality of light, with fields and meadows all around,” says Christine, who at the
time had also been quietly assembling a collection of blue-and-white fish-motif fabrics that she knew would be perfect for a summer house.
To get her husband, Edmund “Ned” Capozzi Jr., president of Modern Design + Construction, to the site, she told
him a potential client was interested in building there. She just didn’t mention that she was the “client” and that a
